We offer brand-new 1- and 2-bedroom luxury condos featuring open floor plans, private balconies, and an in-unit washer and dryer in every residence.

1 bed / 1 bath units: $1,850–$1,950/month with a $1,500 refundable security deposit
2 bed / 2 bath units: $2,450–$2,650/month with a $2,000 refundable security deposit

Water, sewer, and trash are included in the rent. Tenants are responsible for electricity and internet.

Flexible 3-24 month lease terms are available, as long as the lease does not end between October 1 and February 28.  Listed rental prices are based on a standard 12-month lease and do not include parking and/or pet fees, if applicable.

We also manage select 3- and 4-bedroom townhomes in the surrounding Rio Homes community. 

Studio: $1,500/month with a $1,000 security deposit 

3 bed / 2 bath: $2,350/month with a $2,000 security deposit

Utilities are not included for Rio Homes townhomes. Residents are responsible for water, sewer, trash, electricity, and natural gas.

Leases for Rio Homes begin between June through September, with 12- to 24-month lease terms available.

We do not have an onsite leasing office or standing model home. Because The Flats at Rio typically operates at or near 100% occupancy, we may not always have an available unit to show.

To inquire about the next available tour, please text a photo ID to 928-423-5003. If there is a unit available between residents, we will respond with the address and lockbox information so you can tour at your convenience. We simply ask that you text us once your tour is complete and confirm that the unit has been locked back up.

Due to high demand and the Flats at Rio waitlist, units are often secured before a tour can be accommodated. However, we do our best to arrange as many tours as possible while respecting the privacy of current residents.

If your move in is 60+ days out, or we don't currently have what you are looking for available and would like to place a $500 hold fee, it will guarantee you a unit that meets your specified criteria and desired timeframe, or your money back.  Space on the Waitlist may be limited so we can ensure a unit to people on the Waitlist. 

• 1 bedroom Flats at Rio condos have a refundable $1,000 security deposit.
• 2 bedrooms Flats at Rio condos have a $2,000 refundable security deposit.
• 3 bedroom Rio Homes Townhomes have a $2,000 refundable security deposit.
• 4 bedroom Rio Homes Townhomes have a $2,500 refundable security deposit.

Parking is limited, and there are no guest parking spaces. Parking passes are limited to the number of spaces available for each unit type.

Flats at Rio Condos Parking:
1-bedroom units include eligibility for 1 parking pass.
2-bedroom units include eligibility for 2 parking passes.

Rio Homes Townhomes Parking:
Townhomes have 2–3 parking spaces available, depending on the unit.

Additional parking passes are not available for purchase or issuance.

Parking at The Flats is $25/month per permitted vehicle.

All units have a non-refundable $500 Administrative Fee. This is charged once per lease.

DoorLoop Transaction Fees:
There is a $0.99 transaction fee for each rent payment made through the DoorLoop Tenant Portal using ACH. Payments made by debit or credit card are subject to a 3.5% transaction fee.

Short-Term Lease Fee (if applicable):
For lease terms of 6 to 11 months, Tenant shall pay a one-time, non-refundable short-term lease fee of $650.

For lease terms of 3 to 5 months, Tenant shall pay a one-time, non-refundable short-term lease fee of $950.

This fee is charged in consideration of the increased administrative, marketing, turnover, and leasing costs associated with short-term occupancy. Tenant may elect to pay the fee in one lump sum at the start of the lease or have the fee spread out in equal monthly installments over the lease term.

The Flats at Rio is pet- and ESA-friendly. We use PetScreening.com for all household pets and ESA animals.  All Lessees must create a PetScreening Profile even if they do not have a pet.  PetScreening Profiles are free for No Pet and ESA/Service Animal Profiles. 

A maximum of two household dogs and/or cats are allowed per unit.

For approved household pets, there is a $500 additional refundable security deposit per pet and $25 per month in pet rent per pet.
